About the Role
We are seeking an experienced Project Manager to represent the Owner/Developer on-site and oversee the execution, rehabilitation, and fit-out of real estate projects. The role is responsible for managing site activities, coordinating with consultants and contractors, monitoring quality, schedule, and budget performance, and ensuring project delivery in line with approved scope, technical specifications, and organizational standards. The Project Manager will lead both new construction and building rehabilitation projects, ensuring efficient execution, compliance, and successful project outcomes.
Key Responsibilities
Site Supervision & Building Rehabilitation:
• Act as the Developer’s primary representative on-site for both new developments and complex building rehabilitation projects.
• Oversee structural modifications, MEP upgrades, and high-end architectural fit-outs within existing buildings.
• Direct field teams and subcontractors, distributing daily tasks and ensuring smooth execution despite the physical constraints of working in existing or operational assets.
Scope Management & Problem Solving:
• Proactively address unforeseen field engineering challenges typical of rehabilitation projects (e.g., as-built discrepancies, structural constraints).
• Evaluate contractor qualifications and manage necessary scope modifications or restructuring efficiently without compromising the project timeline.
• Coordinate seamlessly with the technical office and the supervision consultant to implement immediate design solutions.
Quality Assurance & Quality Control (QA/QC):
• Conduct rigorous field inspections across various construction phases (demolition, structural retrofitting, and premium finishes).
• Oversee the Request for Inspection (RFI) processes, ensuring they are properly prepared, submitted, and approved by the supervision consultant.
Materials Management:
• Verify that all materials delivered to the site strictly match the approved project specifications, particularly specialized materials required for rehabilitation.
• Supervise the receipt and safe storage of materials on-site, and oversee the approval of Material Inspection Requests (MIR).
Commercial Auditing & Cost Control:
• Audit and verify quantity surveying (QS) reports, Bill of Quantities (BOQ), and interim payment certificates (IPCs) submitted by the site consultant and main contractor.
• Ensure all claimed financial valuations accurately reflect the actual physical work executed on-site, paying special attention to variations arising from renovation works.
Qualifications & Requirements
• Education: Bachelor’s Degree in civil or Construction Engineering
• Experience: Minimum 7 - 12 years of proven experience in site execution and project management. Extensive experience in building rehabilitation, renovation, and commercial fit-outs is mandatory. Previous experience working as a Client Representative is highly preferred.
• Technical Knowledge: Deep understanding of structural retrofitting, QA/QC protocols, materials management, and commercial invoice auditing.
• Language: Professional fluency in English and Arabic.
