We are seeking a highly experienced Construction Manager to lead the execution of prestigious VIP, Royal Palace, Luxury Hospitality, High-End Residential, and Premium Fit-Out Projects in Saudi Arabia.
The successful candidate will be responsible for managing all construction activities, ensuring projects are delivered safely, on schedule, within budget, and to the exceptional quality standards expected for luxury and VIP developments.
Key Responsibilities:
• Lead and oversee all construction and fit-out activities from project mobilization through final handover.
• Manage luxury fit-out works including high-end finishes, marble and stone installation, bespoke joinery, decorative ceilings, luxury interiors, FF&E, and architectural fit-out packages.
• Direct construction teams, subcontractors, and suppliers to ensure efficient project execution.
• Monitor project schedules, budgets, manpower, resources, and productivity to achieve project objectives.
• Manage all project cost controls by collecting, analyzing, and reporting financial and operational data to support effective decision-making.
• Establish and maintain project cost plans for preliminaries, site overheads, consumables, and construction activities.
• Lead value engineering initiatives and support cost-saving measures without compromising quality or project requirements.
• Identify, assess, and mitigate construction risks, claims, disputes, and contractual issues.
• Participate in tender reviews to identify potential construction challenges, risks, and scope gaps.
• Manage mobilization and demobilization activities, workforce planning, and resource allocation.
• Coordinate closely with clients, consultants, designers, project directors, and stakeholders.
• Ensure compliance with approved drawings, specifications, contractual requirements, and project standards.
• Oversee quality management processes, inspections, snagging, and project close-out activities.
• Implement and enforce HSE policies, procedures, and safety initiatives across all project personnel.
• Drive successful project delivery while maintaining client satisfaction and business profitability.
Requirements
✔ Bachelor's Degree in Civil Engineering or Architecture
✔ Saudi Council of Engineers (SCE) Registration is Mandatory
✔ Minimum 15 years of total construction experience
✔ Minimum 5 years of experience in a Construction Manager role
✔ Minimum 3 years of GCC experience preferred
✔ Proven experience managing luxury fit-out, hospitality, palace, or VIP construction projects
✔ Strong background in project management, construction methodologies, cost control, contract administration, and value engineering
✔ Experience managing large multidisciplinary teams and subcontractors
✔ Excellent leadership, communication, negotiation, and stakeholder management skills
✔ Strong understanding of HSE requirements and quality management systems
✔ Ability to manage multiple fast-track projects and deliver under demanding schedules
